Getting ready for letting

We offer a free, no obligation property appraisal with expert advice in all aspects of renting your property. This includes advice on furnishing along with the overall presentation of the property in order to achieve the best possible rental value.

Over recent years the Property Market has been subject to new legislation to which as a Landlord you must comply. We will endeavour to make what can be an extremely stressful exercise, straight forward and stress free.

Just some of the areas we cover are Energy Performance ratings, Gas Safety checks, Right to Rent, How to Rent, smoke alarms, carbon monoxide detectors and Legionnaires.


Your property will be advertised not only on our website but also on the most popular sites such as Rightmove and Zoopla guaranteeing maximum exposure.

A sign will be erected outside your property (in accordance with Town and Country Planning Act 1990.) and all viewings are accompanied ensuring all potential viewers have all the information they need.

We are regulated members of Propertymark, The Property Ombudsman and all our deposits are registered with TDS (The Dispute Service). Living room

Management Service

  • Preparation of Tenancy Agreement.
  • Collect and remit the monthly rent received and provide statement to Landlord.
  • Deduct commission and other works and process payment to contractors.
  • Pursue non-payment of rent and provide advice on rent arrears actions.
  • Make any HMRC deductions (in accordance with NRL8 requirements.)
  • Arrange routine repairs and instruct approved contractors and provide quotes to Landlord for approval.
  • Record and monitor annual Gas Safety due dates and arrange works.
  • Record and monitor a Tenants "Right to Rent" throughout the Tenancy.
  • Provide Hull City Council and Yorkshire Water of new tenancy dates and details.
  • Undertake two inspection visits per annum and notify you of the outcome. Give feedback to the tenants should any areas need to be addressed in the property in accordance with the Tenancy Agreement.
  • Provide Tenants with a 24 hours online system which allows them to report maintenance issues including emergencies. This system documents all information in accordance with legislation allowing the Landlord to issue notice should one be required.
  • Carry out an additional check of the property 24 hours before the tenant moves in.
  • Prepare a full detailed inventory.
  • Process notice and inform Landlord.
  • Carry out end of tenancy property inspection, negotiating any applicable deductions from the deposit.
  • Obtain meter readings and power down as many electrical items as possible to save on energy during any vacant period.

Tenant Find Fee includes

  • Review and agree the new market rental value.
  • Update photographs.
  • Advice on refurbishments, maintenance requirements and upgrades to the property.
  • Provide guidance on compliance with statutory provisions and letting consents.
  • Advise and oversee the maintenance of grounds attached to the property during the vacant period including gardens.
  • Market the property and advertise on relevant portals including Zoopla, Rightmove and local press. You may also see your property advertised on Facebook, Instagram and Twitter.
  • Source a suitable Tenant.
  • Carry out accompanied viewings (as appropriate).
  • Organise the erection and removal of board's ("To Let" and "Let") outside your property in accordance with Town and Country Planning Act 1990.
  • Detailed property inventory.
  • Register Landlord and Tenant details and protect the security deposit with a Government approved scheme. We use TDS (The Dispute Service).
  • Provide the tenant(s) with the Deposit Certificate along with Prescribed Documentation including "How to Rent Guide" Legionnaires Advice, Gas Safety Certificate and EPC (Energy Performance Certificate).
  • Secure the property during the vacant period (regular visits to ensure insurance obligations are met).
  • Forward any relevant post during the vacant period (utilities, council tax).

Let Only Fee Includes

  • Advertising on Zoopla, Rightmove, Nethouseprices, PropertyNetwork and The Hull Daily Mail fortnightly.
  • Facebook / Instagram and Twitter.
  • To Let Board (in accordance with Town and Country Planning Act 1990).
  • Photographs.
  • Accompanied Viewings.
  • Tenant screening with Right to Rent checks.
  • Preparation of Tenancy Agreement.
  • Full detailed inventory.
  • Prescribed information e.g. Legionnaires, How to Rent Guide.
  • You will need to supply us with a current Gas Safety Certificate along with a valid EPC, Grade E or above.
  • Provide Hull City Council and Yorkshire Water of new tenancy dates and details.
  • We liaise with you in relation to the moving in date.
  • Once the tenant has moved in we then supply them with your contact information for any maintenance issues and they pay the rent directly in to your account after that. We recommend they set up a standing order to make the rent payments.
  • We take the first month's rent and bond. We deduct the above fee from the rent and pay the difference over to you.
  • The bond can be held in our Tenancy Deposit Scheme and is released when both parties have agreed any deductions when leaving the property. The negotiating of any deductions is between yourself and the tenant. Should an agreement not be met a dispute can be raised on your behalf for an additional fee. Please refer to Landlords Fees.
